Summer ridge hoa Violation Guidance

EMB Property Management, with support from the ACC and Board, is responsible for administering the Covenant, Codes, and Restrictions (CC&R). This includes reviewing all proposed changes to the exterior of a Summer Ridge homeowners’ property and reviewing properties for violations.


The ACC aims to have a neighborhood that shows it is uniform and maintained and that homeowners care about their properties.


To ensure that homes present themselves as uniform and maintained, the ACC has created a set of attributes that we use to grade homes as we evaluate the neighborhood. This set of attributes is not limited to but is the focus of our evaluations.

Sidewalks and driveways

The sidewalk in front of your house and the path to your door is kept clear of moss, weeds and over grown plant life.

Sidewalks : Grass should be kept trim and edged along the sidewalk and weeds should be removed.

Shrubbery & Trees

  • Trim shrubs and hedges regularly to maintain a tidy appearance and prevent overgrowth on walkways or structures.

  • Prune trees to remove dead or diseased branches and maintain safe clearance from buildings, fences, and streets.

Example of Overgrown Shrubbery: Shrubs with branches extending into windows, blocking paths, or touching the house's exterior. Hedges that have lost their shape and appear untamed.

Example of Well-Manicured Shrubbery: Shrubs and hedges trimmed to the appropriate height, with neat edges and a well-defined shape that complements the overall landscaping.

Flowerbeds should be kept free of weeds, non ornamental grass and other yard waste such as conifer cones, small limbs and leaves. Flowerbeds should be cleared of dead growth during the year end when they die back and should be presentable year round. Lawns should be kept free of weeds, moss, and bare areas. Lawns can go dormant during the summer months to conserve water if the owner chooses.

Home Appearance

​Paint and siding should be free of mold, pealing paint, discoloration and free of siding breaking (major cracks or missing pieces). Places to check are around gutters, garage doors and areas that get a lot of direct sunlight. 

 

Roofs, Fences and rain gutters

​Roofs and fences should be kept clean and should remain in good working order. Debris from trees such as leaves, needles, branches, and excessive moss/algae must be removed. Rain gutters should have a clean appearance and should be cleared of accumulation to ensure they stay functional.

Appearance is unsightly due to excessive discoloration, missing/broken components or exceeded expected life. Appearance shall be restored to acceptable or ideal condition (after cleaning apply paint tint) via cleaning or replacement. Please use the cedar fence images when referencing ‘Ideal’ examples for cedar roofs.

Landscaping Design and Aesthetics

Incorporate a variety of plants to create an attractive and balanced landscape.

  • Choose plants with different colors and textures to add visual interest.

  • Avoid overcrowding of plants and maintain adequate spacing for proper growth.

Example of Overcrowded Landscaping: A front yard with plants growing too closely together, obstructing the view of individual plants, and appearing messy and unkempt.

Example of Well-Designed Landscaping: A front yard with thoughtfully placed plants, a mix of flowers, shrubs, and trees, creating a visually pleasing and organized arrangement.
